When you are satisfied with the listing price and marketing plan, we will proceed with signing the “Exclusive Seller Representation Agreement”

We will prepare a Comparative Market Analysis of your property by reviewing recently sold, currently listed & expired comparables in the area & formally view your home via walk-through

OFFERS AND NEGOTIATIONS
We will review offers received and make sure you understand the conditions & terms of the purchase contract
Photos and Videos
Footage from this shoot will be used to market your property on the MLS, Realtor.com, Zillow and on various other websites including social media like Instagram, Facebook, and more.
Listing Goes Live
It is time to activate the listing on the MLS, install the FOR SALE sign, lockbox & launch the listing on all media platforms & syndicate sites.
OPEN HOUSE & PRIVATE SHOWINGS
Once the listing goes live, we will host an open house on the upcoming weekend and will work diligently with you and other cooperating Realtors to schedule showings as they are requested.

CONTINGENCY REMOVAL
After all of the contingencies are removed escrow will notify you and our team when the buyers funds are in. Our transaction team will make sure all of the paper work required to close has been satisfied.
ALLOW TIME FOR DUE DILIGENCE PERIOD
If there are any contingencies put in place by the buyers ( ie. Financing & Home Inspection) we need to give buyers time to satisfy and remove conditions in order to have a firm sale on your property.
ACCEPT OFFER AND OPEN ESCROW
After you accept an offer that is favorable to both you and the buyers, your home will officially be under contract and pending. Escrow will be opened.
CONGRATULATIONS!
Your Home is SOLD!!
CLOSING
On closing day, escrow will notify us once the deed is recorded. Escrow will wire you the purchase funds or prepare a check for you to pick up at their office. It’s time to hand over the keys to the new owners!

VIEW PROPERTIES
After filtering through the listings I have sent you and narrowing down which properties to see in person, it is now time to schedule showings! I advise only viewing 3-4 properties at a time.

SATISFY CONDITIONS
Amazing, we have an accepted offer!
We will not open escrow. If you have included contingencies (ie. financing, home inspection, condo doc review, sale of your current home, etc...) in the offer, it is your responsibility to satisfy and remove them. If all conditions are satisfied, we will then submit written notice for ''Contingency Removal'' to the sellers and their Realtor®.
MAKE AN OFFER
Once we have found the right home and said “YES to the Address,” it’s time to propose... I mean, make your first offer! After submitting your offer to purchase, the sellers can accept, reject, or counter your offer.

Loan Funding/Remainder of down payment
If you’re financing, your lenders will send the loan docs over to escrow to sign. After you sign and funding conditions are met your lender will send the funds you are borrowing to escrow. You will wire over the remainder of your down payment to escrow.

You are officially a
Home Owner!
POSSESSION
On the day of possession, Escrow will disburse the purchase funds to the seller's and transfer the title of ownership in your name and call/email you to confirm the proceedings. Once this is done, I will be able to hand you the keys to your home!
FINAL WALK-THROUGH
Prior to possession, we will do a final walk-through of the property (24-48 hours before) to confirm that the property is in the same condition as when you made the offer.
